East Singapore on the Radar of Our Readers
We’ve noticed a real surge of interest in the East of Singapore. Tour requests have been pouring in, and we’ve already taken guests on adventures through Bedok Walk, Siglap, Frankel Avenue, Eastwood and Opera Estate—just to name a few.
Breaking the Pattern: A Little Off‑Course to Elliot Road
All our previous excursions were tucked to the north of Upper East Coast Road. This week, I decided it was time for a change of scenery and headed just south, to the quiet corner known as Elliot Road. It’s a modest landed estate, but it has three things that caught my eye.
- Close‑Proximity to a Future MRT Hub
Living in a landed property often comes with the gripe that you’re “off the grid” when it comes to public transport. Elliot Road is a game‑changer—being positioned almost next to the upcoming Siglap MRT station. Once it opens (planned for 2024), a quick walk of two to three minutes could bring residents into the city’s pulse.
- Four Above‑Ground Exits (Soon to be Revealed)
Landtransportguru’s latest scoops tell us there will be four exits, although the exact spots haven’t been announced yet. This opens up more routes for future commuters.
- Noise‑Free Underground Station
Unlike the bustling Tanah Merah MRT, Siglap will be underground, so you won’t have to endure the clatter of trains on the surface. In the meantime, if you’re hopping on foot, Bedok MRT is a reasonable 20‑minute stroll.
Bottom Line
Elliot Road proves that sometimes the best surfing spots are a bit tucked away. With a future MRT right at its doorstep, quieter commutes, and a promise of new exit locations, it’s shaping up to be a charming, accessible haven for landed property lovers.

Neighborhood Snapshot: What’s the Vibe?
Quick Heads‑Up: I popped by over the weekend, and guess what? No construction noise—despite the MRT still in the works. Weekend vibes seem to have muted the usual construction clatter.
Property Profile
The land is a freehold landed estate with a zoning of 1.4. In plain talk, this means homeowners could flip their houses into low‑rise, five‑storey condos—if the plot is big enough, of course. No hard restrictions, so it’s a playground for redevelopment.
Current Boutique Condos
Already in the mix are a few stylish spots. Take a quick peek at who you might be living next door to:
- Eastbay – a cool, compact community.
- Dong Xing Court – the quiet, chic enclave.
- East Palm – where the palms sway and the vibes stay high.
- Fortune Spring – a touch of flair and plenty of space.
- Elliot at the East Coast (the big‑kid that stole the spotlight back in 2013).

Note how the porch connects the two houses, yet they don’t share a wall, so the houses get light and air from all four sides. It’s really only possible if your land plot is quite large, if not there is a lot of “wasted space.”

3. Walk Straight to East Coast Park
Imagine stepping out of your front door and taking a leisurely stroll straight into East Coast Park—no traffic jam, no parking nightmare.
- Current Scenario: It’s about a 25‑minute walk to the East Coast Lagoon Food Village. Right now you have to navigate around Marine Parade Road and detour via Bedok South Avenue 1, which makes the walk feel a bit longer than it really is.
- Future Upgrade: Once the new MRT line is completed, that detour will disappear and the walk will shrink to a quick, breezy walk. Picture this: you’re sipping on a coconut smoothie as you run past the sea, feeling the salty breeze on your face.
- No More Parking Chaos: Gone are the days of watching a long line of cars queue up at the park’s car park. Instead, your feet will keep you company—just leave the car indoors and enjoy a buffet of seaside treats at your doorstep.
So there’s no need to obsess over getting your car parked or squeezing through traffic—just lace up your sneakers, head out, and enjoy the fresh sea air and tasty food right next to you. It’s like having the beach at the throw of a jump!

North of the estate is Opera Estate, which was one of the first landed enclaves in the East that we visited.

A Quick Stroll Through the Local Scene
Step One – Dock at Marine Parade Road
Take that leisurely walk all the way down, and you’ll hit Marine Parade Road – no big distance to worry about. On that stretch you’ll bump into two classic locals:
- Masjid Kampung Siglap – a peaceful spot perfect for reflection.
- Victoria School – where bright minds are shaping their futures.
Step Two – Rooms, Ramen, and Ruffles
Right next door, the Laguna Park condo sets the scene with its own on‑site eatery, Diamond Kitchen. Expect rangy sandwiches, sharp sushi, and that all‑round comfort food vibe.
Step Three – A Nod to Nurture
If you venture just a bit further, the Good Shepherd Convent Kindergarten stands ready to nurture the next generation of giggles and good deeds.
Bottom Line
All these nuggets—place of worship, education, dining, youth care—make this corner a goldmine of conveniences. No wonder people love living here!

I must say that it’s one of the amenities in the area that makes this area feel like such a nice place to stay. (It’s quiet and quaint but not ulu.)

Alas, according to the Masterplan, it has been zoned residential, but thankfully with a ratio of 1.4/5 storeys, so we shouldn’t get a mammoth skyscraper blocking out all the light here.

(Also note what I said about the character of the neighbourhood. The fact that you don’t see lots of tall apartment buildings here is one reason the East still feels so laid back and lovely in my opinion!)

Hidden Treasures in a “Plain” Alley
On the first glance, the shophouses look like any other street—plain, unassuming, almost shy. But as you wander past the brick walls, a whole hidden menu of delights pops up, each one ready to wow your taste buds.
The Snack‑Stop Lineup
- Tiong Bahru Bakery – French pastries that practically whisper “Patisserie heaven.”
- Mikawa Yakitori Bar – Skewers so tasty they might as well be part of a movie soundtrack.
- Bloom Coffee – Brew so smooth it could win an Olympic medal.
- Black Pearl Steakhouse – Beef that tastes like it’s been kissed by a velvet farmer.
Keep marching and the fun doesn’t stop. We’ve got a mix of both the old‑world charm and a splash of “just because we’ve got our own Starbucks.”
More (and More) Stops
- Killiney Kopitiam – Classic local favorites, all served with a side of nostalgia.
- Starbucks – For the caffeine connoisseurs and those who still think the grounds feel exactly the same.
- Fairprice & CS Fresh – Stock up on groceries and keep your pantry happy.
- DBS Treasures – A magical little shop for curious shoppers and coin collectors.
- Blu Kouzina – Mediterranean flavors ready to whisk you away to the Mediterranean coast.
From artisanal baked goods to a Starbucks, from grocery staples to a surprise treasure trove, this strip proves the saying “good things come in small packages” to be spot on! Even without a nearby mall, the area offers an entire vibrant buffet for your senses.

I imagine the estate is a great place for families with elderly members as they can enrol for dance, cooking and what-not classes at the CC, which is within walking distance!

Fuel Up and Travel on the Fly!
Hey, fellow road warriors! Just a heads‑up: right across the road, you’ll spot the SPC petrol station. I didn’t bother taking a pic—after all, who can miss a classic 7‑litre pump with a shiny ‘SPC’ logo?
Not Just Fuel, but a Road‑Trip Hub
- Right next to the station? Another bus stop humming with public transport vibes.
- Take a look around—imagine the streets as a transportation jungle, with every turn offering a quick hop to your next adventure.
- So whether you’re cruising in your car or hopping on a bus, you’re literally surrounded by transit options.
And that’s the low‑down—no extra photos needed, just the real‑life podcast of engines and buses all around you. Good luck, and keep those wheels turning!

Although the roads are quite big, it was fairly quiet compared to the other parts of Singapore that I’ve visited (aka still rather peaceful at the time of writing.)

However, the road isn’t wide enough for you to overtake, so you’ll have to wait till the car in front is done. I’m not sure if this Bulky Waste Alert is alluding to the narrow roads?

School Hopping in the Vicinity
Let’s talk about the school scene around this little enclave. Even though Victoria School is close by, it’s a secondary gem – no primary schools are lurking within a one‑kilometre radius. According to yoursingaporemap.com, the nearest primary crew is Opera Primary School, which sits a bit over a kilometre away at about 1.19 km.
- Victoria School – great for older kids, but not a primary solution.
- Opera Primary School – the closest primary option, just a short stroll (or bike ride) away.
So, if you’re looking for early years education right on the doorstep, you’ll need to plan a quick trip to Opera Primary. Otherwise, Victoria School offers all the secondary vibes you’d expect.

(Siglap CC, St Andrew’s Autism School and Wisma Mendaki are all zoned accordingly, so they shouldn’t be converted into residential projects in the near future.)
