Exploring the Blissful Inevitability of Siglap Hill

Just last week, I ventured back into the streets east of Frankel Avenue—yeah, you know the place that drains your bank account faster than a leaky faucet.

First Glimpse

  • I pulled up at the Siglap Hill parking spot and, honestly, the houses shouted “pricey” louder than a karaoke club at midnight.
  • They’re even bigger than those towering homes over at Frankel, so my wallet felt the pinch.

Why I Keep Turning the Corner

Even with the lofty price tags, this neighborhood still offers that loose, quirky charm that makes your stomach feel warm and your soul feel alive. So if you’re after a taste of East‑Singapore vibes without actually shelling out your last dollar, keep a lookout here.

If you have the budget, there are several for sale in the area! A good number are in original condition (one-storey) so perfect for those looking to rebuild.

Finding Terrace Houses in Siglap

After a good amount of roaming around, I finally uncovered a handful of terrace houses.   The Frankel Area was a true cul‑de‑sac for terraces – just one row of them, so you can imagine how tough it is to snag a piece there!

But before I dive straight into the terrace hunt, let’s paint the bigger picture of where I was actually looking.   Siglap spans a decent chunk of South East Singapore, so I pulled together the borders I’d shuttle between:

  • North: Changi Road
  • West: Frankel Avenue
  • East: Siglap Road
  • South: Cheviot Hill

Note that east of Siglap Road sits Opera Estate. I took a jaunt there a while back when it was, at the time, one of the five cheapest freehold landed enclaves in Singapore.   That place left a lasting impression – a quaint little landed rectangle that I keep holding onto in my mind.

Why the Frankel Area Is a Special Case

Frankel Avenue is a quieter spot, only a single line of terraces.   Because of that, the lot is almost a commodity when you’re hunting for a terrace in the area – you’ll find it either locked away behind a freeway of walls or in a silent dance with the stray canyons of Singapore.

My Exploration – A Quick Recap

I walked around, checking the streets from Border to Border and kept an eye out for any block that was still in tip‑top shape. When you hit the chill of Cheviot Hill, you won’t be disappointed – the architecture is a shout‑out to the old‑school terrace charm.

Styling the Review for a Human Twist

So whether you’re wagging your finger at the cheap landed spots or you’re getting ready for a background check on a terrace, this little map of the area should add clarity to the conversation.

<img alt="" data-caption="This is where Siglap View intersects with the main road, Changi Road. Walk five minutes to the left of the photo and you'll find some shophouses, including Naowarat Thai Bistro which I had covered in my Frankel tour. To the right of the photo, at several minutes walk away, there's a church and a Decathlon store. (There's also a mosque at Jalan Lapang, so just 1-2 rows behind the Esso.)

Backtracking to the Hidden Side of Kampung Siglap

So, I’ve conveniently skipped a few streets and tucked you behind the Kampung Siglap building. Now, let’s rewind a bit and explore what’s on the other side.

  • First stop: a quiet alley that’s a favorite among locals.
  • Next, a small café with the best local coffee.
  • Finally, a little corner that holds a surprising view of the neighborhood.

Ready to dive back into the scene and uncover what we missed? Let’s go!

<img alt="" data-caption="This is along the Siglap Bank area, you can see a couple of houses being rebuilt. From the side they look huge, but these are actually terrace houses, I believe. (Or maybe semi-Ds? The construction barriers make it hard to tell.)

(But elderly will have to climb steps to enter the house.)

I think this photo best illustrates the maximisation potential of plot ratios here!

Although inter-terraces are often disparaged, I think they have great potential, if one has the money to knock everything down and rebuild that is! Siglap Scoop: From Graveyards to Freehold Gems

Ever felt a chill walking near the Kubur Kassim Muslim cemetery? That’s the start of our psychic roadmap. For more spooky backstories, Channel News Asia unpacked Siglap’s past and confirmed that the hill was a grim theatre during the Japanese Occupation, with 45 war graves still waiting on the ground.

Getting Around

Start on Frankel Avenue, then turn right at the junction above and stroll down Siglap Drive. You’ll hit the main street again and pass the Bowmont Gardens and Bowmont Centre on your left.

The Spotlight: A Freehold Finds

  • All eight units in the development were finished back in 2003.
  • So far, two 1,800‑plus‑square‑foot duplexes are on the market for between $2.3 and $2.5 million – a steal if you’re hunting for size that won’t break the bank.
  • They’re probably walk‑ups – the price points hint at that but the ads were a bit vague.
  • Inside the building you can squeeze in an osteopathic centre or a cake shop for a sweet snack break.

Schools & Services

The agent says the development sits just 1 km from two schools: St. Stephens and Opera Primary. Which one’s closer depends on where in Siglap you end up – north, south, east, or west.

A single bus, No. 42, stops right outside – the only ride you’ll need to get there.

Heads‑Up for Potential Buyers

Beware the Bowmont Centre side‑by‑side petrol station (Caltex). Some folks might shy away from the fumes, though it’s convenient for quick car refuel.

<img alt="" data-caption="A few steps in front of Bowmont Centre is the junction with the main road, Frankel Avenue (which you can see is very quiet on a Sunday.) There's also a Zhi Char, captured in the photograph above. (There's a sign saying they're new, but then the Google reviews date back to 2020 so I'm not sure how new is new!)

It's a lovely place to hang out in the evenings, with restaurants such as Wine Connection Bar, a Coconut Club pick-up point, Dutch Colony Coffee, Cedele as well as a pet groomers etc. Definitely the highlight of the neighbourhood for me as it has cool places to hang out but wasn't super crowded. It actually reminded me of Yew Lian Park, which I visited a few weeks back, but nicer (less people and fewer cars.)

East Coast Road: A Food, Fun, and Fix-Up Fiesta

Picture strolling past a bright, bustling vet clinic, then pulling into a chic laundry shop—yes, you’ll be washing fur first, then cloth later. The glitzy cafés and restaurants that line the corner add a splash of culinary color to the mix.

Beyond the Bistro Buzz

Down the lane, a little west of the botanical buzz, you’ll discover the Brighton Montessori, a quiet haven for budding learners. Heading straight down to East Coast Road unveils a cluster of classic shophouses—think tuition centres, the cool Siglap Centre, and a touch of street‑style charm.

Mixing It Up at Far East

  • McDonald’s—because no journey is complete without a McNugget.
  • Floral delights that smell like fresh stories.
  • Eye‑catching optometrist that’ll help you spot your new favourite pair.
  • Home‑Fix for any DIY rescue mission.
  • And a handful of other quirky shops—each with their own quirky vibe.
Distances, Distinctions & a Dash of Reality

As far as proximity goes, Far East is the closest hangout. The other giants—Bedok Point and Bedok Mall—are a brisk 30‑35 minute walk away. So if you’re looking for a leisurely stroll, you might want to bring a backpack—and that’s a joke, of course! An option, but it’s not the laid‑back “walk‑and‑wait” kind of day.

<img alt="" data-caption="Walking back into the landed estate by way of the alleys between the shophouses – you can see that some properties have backdoors opening into the alleys. I've heard of potential pest problems when landed houses are located too near eateries, so this is something you may need to look into here.

It also makes it easier to get out of your house if someone inconsiderate parks right opposite your gate and blocks you as you have more space to manoeuvre. All About the Playgrounds!

Before I let this slip by, you might have noticed we didn’t actually visit many playgrounds on our trip—except the one over at Kampung Siglap. But don’t worry, there’s a brand‑new, kid‑friendly spot just a quick walk away.

  • New Playground: Located near Yarrow Gardens on Siglap Road.
  • Only a few minutes’ stroll from here.
  • Perfect for those eager little explorers who love a fresh playground adventure.

<img alt="" data-caption="Almost directly opposite the Global Indian International School is Dryburgh Avenue – note how buses come right into the estate, similar to Opera Estate. (There's a bus stop in the photo above.)

Public Transport Options for the Estate

When it comes to getting around, you’ve got the regular bus routes for speedy commuting, and then there’s the MRT system that offers a couple of interesting choices depending on how much walking you’re willing to do.

  • Buses: The classic, hassle‑free option that stays right within the estate.
  • Kembangan MRT:
    • Walk time: roughly 5‑25 minutes—it really depends on whether you’re living near the edge or right in the middle.
    • Feel the breeze, soak in the scenery, and maybe bring a book to fill the pause.
  • Bedok MRT:
    • Walk time: a solid 25 minutes or more—so pack a snack or a playlist, and treat it like a mini fitness break.
    • Good luck staying awake after that stretch!

How to Grab Your Groceries in Siglap

Okay, so no minimarts hiding in those old shophouses, but we’ve got a few reliable spots to hit:

  • Fair Price Chai Chee – just a quick 13‑minute stroll from Siglap Hill.
  • Fair Price Lengkong Tiger – 17 minutes away, so if you’re living south of Siglap Hill, you’ll need to keep your feet moving.

Don’t stress! The southern side keeps things lively too:

  • Cold Storage Fresh at Siglap V – right on First Street, out of Siglap Road toward East Coast Road.
  • Fair Price Siglap New Market – across the street on East Coast Road.

Wrap‑up: What We Think of This Neighbourhood

We wrapped up our Siglap adventure and, honestly, it left me smugly charmed. Every corner feels like a slice of community life.

One thing that keeps popping up – gardening! The locals are practically plant‑greening enthusiasts. Just glance at two houses that practically grow their own leafy gardens and you’ll see they’re not kidding!

Why “Free‑Hold” is a Game‑Changer

  • Ownership Bliss: No lease restrictions? Check.

  • Capital Appreciation: If you hold it, you hold a slice of potential future value.

The Estate Highlights

  • Grand Entrance: The front door glares with a timeless harbor vibe, welcoming guests for a fairytale entrance.
  • Elegant Interiors: Classic plaster walls paired with raw timber beams create a sophisticated yet inviting feel.
  • Outdoor Space: A generous plot that can host a backyard party, quietly hidden from traffic.

Parking Made Easy!

Spotting a driveway? No, you’ll find this: tidy landscaped pit-stop for your car. Meanwhile, the rectangular plots around are anti‑traffic, ensuring that you can settle down right where you want, without the hassle of finding a spot.

Living in the Dream

Imagine crooning about your weekday commute at a quiet coffee shop, all while your car is neatly parked near the backdoor. Simpson-level joy is at every corner. If you’re still owning auxiliary metal accessories from the building’s climate surveys, you’ll thank yourself. That’s a remarkable welcome to peace.

Final Thought

Gerald Mugliston’s estate is a luxurious gem designed for those who appreciate the serenity of a separate plot, effortless entrance, and, best of all, a hassle-free parking experience. It’s a home (and a great vibe) that embodies both classic charm and modern convenience — all wrapped up in a clean, happy vibe.
