Fast forward to 2022—sales in the area climbed to a jaw‑dropping $3.45 million and $3.4 million for the two latest units (July and September). If you’re after the next cheapest drop in the neighborhood, compare:

  • Chancery Lane semi‑D: $7.5 million (freehold).
  • Goldhill Place terrace: $6.3 million (freehold).

In short: Lone gum‑bead prices up but still far cooler than the massive freehold gouaggs. Gentle Villas proves you don’t need to yell “FREEHOLD” to get a taste of luxe living.

Revenue House stands snug and beige on the left, a cozy hub that houses Singapore Customs, ACRA, and IRAS. Think of it as the “official intake center” for all your tax and regulatory paperwork. It also doubles as a fitness zone thanks to Trilogic Fitness and, of course, a trusty post office you can rely on for those last‑minute stamped letters.

Take a Quick Detour to Thomson Road

If you lean left before stepping into the Revenue House, you’ll find yourself strolling along Thomson Road—a foodie’s playground. Below, you’ll run into:

  • Celine’s Gelato: for a sweet, creamy break that rivals a dessert spa.
  • Novena Steamboat Delight: steam up your taste buds with a bubbling hotpot experience.
  • Hong Kong Street Family Restaurant: a bustling spot for authentic Asian dishes that feel like a warm family hug.

It’s a short detour, but for the love of all things delicious, it’s definitely worth the stop.

Road to Chaos: Walking the Construction Pothole

Unfortunately, the massive construction frenzy at the bustling junction of Thomson Road and Newton Road has turned the neighbourhood into a maze of detours and brick barricades. Walking from your cosy homes to the nearby shophouses feels more like an obstacle‑course than a stroll.

What’s Happening?

  • Continuous excavation at Thomson & Newton
  • Rush‑hour traffic + building crews
  • Blockages & extreme detour loops

Crossing the Great Divide

Getting across Thomson Road now means doing a mini‑trek: jump over makeshift “step‑and‑walk” rails, dodge a handful of “work in progress” signs, and keep an eye out for the occasional off‑site construction boom.

Surprisingly Silent Inside

Even though Gentle Villas sits next to the site, the walls seem to be sound‑proof superheroes. The pounding and chatter that fills the air elsewhere are almost absent within our enclave—so you can still hear your own footsteps without the construction soundtrack.

All in all, the traffic chaos has added a dash of adventure to our commutes, but we’re still navigating the construction maze without losing our cool.

Royal Square Novena & Its Mall‑Mates

Picture a bustling hub where Royal Square Novena is the main thread, weaving through two other hot spots: Velocity and Novena Square 2. These places are a treasure trove of delights—think of them as the mall‑binge buffet.

What’s on the Menu?

  • Don Don Donki – because who doesn’t love that Japanese snack‑shop vibe?
  • Guardian – grab your pills and gadgets, all in one go.
  • BreadTalk – spread love (and butter) with their fresh breads.
  • Song Fa Bak Kut Teh – a steaming bowl that’s practically a hug.

  • Cold Storage – where your groceries stay fresher than your gossip.

Back to the Gentle Villas

The other entrance to Gentle Villas opens up to Newton Road. This is the spot where I snapped that photo with the Revenue House jam‑packed on the left side—just the beginning of our little tour. The scene there is a smooth blend of street charm and suburban serenity.

A little further behind is United Square Shopping Mall, which has quite a few tuition centres and services geared towards young families, such as a pre-school, a ballet school, a taekwondo academy and more.

What’s the deal?

  • Road closures around the central zone.
  • Prime spots and a buffet of amenities will still be there.
  • Short‑term traffic grind – it’s all about the hype of eventually blazing straight through.

So, should you endure the stubborn traffic jam now or simply wait for the faster flow later on? When the wave of construction ripples, the decision weighs on whether the location perks outweigh the inconvenience.

All the Spiritual (and Educational) Hot Spots at Gentle Villas

When you stroll along the long stretch of Gentle Villas, you’ll discover more than just a serene mosque. At the opposite end, a lively church and a bustling school create a whole vibe of their own.

Seventh‑Day Adventist Chinese Church

It’s tucked right behind 60 Gentle Drive, but there’s no direct link. You’ll have to step out of the villas, glide around the busy Thomson Road, and then you’re in.

Noise Alert for Sensitive Souls

If you’re extra sensitive to sounds, skip into the area on these key days to see if the soundscape suits you:

  • Fridays – lots of prayers and services happen then.
  • Sundays – quieter, ideal for a calm check‑in.
  • During school sessions – the kids’ chatter keeps the rhythm alive.

Take a walk, listen, and decide whether the gentle hum of the neighborhood is your new daily soundtrack or if you’d rather keep the silence at home.

You can also reach Gentle Drive from Dunearn Road by turning into Gilstead Road, then Evelyn Road and Buckley Road, which illustrates just how well-connected the area is. (There are many ways for cars to enter and exit Gentle Villas. Despite that, the roads inside the landed area aren’t super busy.)

Buckley Road Real‑Estate Snapshot

Freehold homes sit pretty at $12.9 million—yep, that’s the price tag if you’re chasing the full‑soul house vibe.

But if you’re more into the condo life, Buckley 18 and Buckley Classique offer cheaper alternatives. One snag-worthy unit covers 1,410 sq ft for around $3.6 million. Think of it as a sweet deal for the price you’d spend on the much cooler Gentle Villa semi‑D.

For the big‑hearted, there’s a hulking condo: 3,563 sq ft for $7.18 million. It’s a sprawling space that’s probably better suited to an entire team camp or a tiny family.

What You’re Really Buying

  • $12.9 million – Full‑owned house with yard, maybe a personal tennis court.
  • $3.6 million – Cozy condo that still feels “luxury” on a modest budget.
  • $7.18 million – Space‑maximizer for anyone who thinks “maybe we can build a tiny library out of the extra room.”

So, whether you want a sprawling manor, a decent condo, or a cake‑layer of living space, Buckley Road’s got options in every wallet. Take a look—you might just find your next chapter.

The low-rise black and white building behind should be 273 Thomson Road, which is a row of shophouses which houses several restaurants such as Sinn Ji Hainanese Chicken Rice, Novena Peranakan and more. (However, there is no shortcut to the shops there from the estate.)

It’s the invisible fence that keeps the grand houses of Bukit Tunggal Road on one side and the snug homes of Gentle Villa on the other. Think of it as the bouncer at a club—one side for the VIPs, the other for the regular crowd.

Why the Separation Matters

  • Bukit Tunggal – “Big, bold, and braggy.” These houses stand tall, like a row of skyscrapers that could host a rooftop karaoke party.
  • Gentle Villa – “Cozy, caring, and community‑centric.” They nestle together like a friendly book club, each step away from the hustle.

Spotting the Giants in the Distance

When you glance at the picture below, you’ll notice one of the Bukit Tunggal mansions majestically set apart from the more modest villas. It’s a little reminder that size does matter—just as the playground’s existence proves!

To the right of this photo, there is a moveable basketball goalpost, so I’m guessing this cul-de-sac is a very quiet one. (If not, kids wouldn’t be able to play on the road.)

Lost Balconies, Gained Outdoor Space

Old semi‑Ds had no balcony above the car porch. Yet, many new units—take the one on the upper right, for instance—have redesigned the front façade to add extra external area.

What Changed

  • No balcony over the car porch on the original units.
  • Front section rebuilt to create more outdoor space.
  • Result: a brighter, more spacious living environment.

Bottom Line

While they can’t offer a balcony view, these updated builds give you more room for sunshine, plants, or that impress‑your‑friends shabby‑good garden.

In January 1993, the lease for this property kicked off, leaving a whole 70 years of living space ahead of us—a perfect amount of time for “one or two more generations” to make their mark. Imagine the stories that could be written within those walls!

Because a Home Without Schools Isn’t Complete

Parents everywhere find that one question hard to avoid: “Where will the kids go to school?” Here’s the good news—within a crisp 1 kilometer radius, you’ve got a handful of solid options.

  • Balestier Hill Primary School (and its secondary counterpart) – just a stone’s throw away.
  • Anglo Chinese Primary School – a classic choice for a bilingual education.
  • St. Joseph’s Institution Junior – perfect for those looking for a strong secondary foundation.

Note that ACJS and SCGS are only a bit further out, falling just outside the 1‑km sweet spot at approximately 1.5 km. Still, they’re close enough for a short commute.

Beyond the Basics: Specialist Schools

For families seeking something a little different, you have:

  • Catholic Junior College – an excellent option if you’re eyeing a post‑secondary route.
  • San Yu Adventist School – a faith‑based option that’s less than 1 km away.
  • Alliance Française – learn French in a local setting!

So whether you prefer the mainstream path or a more niche educational experience, options are right on your doorstep.
