Bedok Walk: A Southern Expedition
Glory to the East, folks! The inbox is buzzing with requests for neat landed tours in the eastern precincts, and guess what? I’m heading straight to Bedok Walk for my weekly stroll today.
A Glimpse Into the Neighborhood
Bedok Walk, a neighborhood gem, is a patchwork of local charm and modern living. The vibes are the kind that make you want to charm your way down the lanes and snap a photo of a wall-corner bakery just because.
Why Bedok Walk?
- Vibrant Streets – The lanes are bustling, filled with tiny shops that promise a bite to remember.
- Community Spirit – A sense of belonging that makes you instantly feel at home.
- Convenient Location – Just a short hop from central hubs, making it a perfect spot for a quick escape.
Stay Tuned for Kembangan!
For those of you asking about Kembangan, I’m just around the corner, gathering the whispers and sights of that landed enclave. A full review will be coming soon—so keep your eyes peeled!
Cheers to the East, and see you on the next walk‑about!

What Bedok Walk Feels Like (I Think)
Bedok Walk isn’t exactly a sprawling neighborhood—think of it more like a cozy lane tucked between the Bedok Park Connector, New Upper Changi Road, Tanah Kehil Avenue, and Upper Changi Road. A quick drive from town via the PIE, and suddenly you’re in the midst of a small but definitely industrious scene.
First‑Time Vibes: “Where’s the Peace?”
Driving through the traffic from Bedok to the city is no joke. From 7 a.m. until sometime past 9 a.m., you’ll feel the sheer surge of commuters and heavy goods vehicles criss‑crossing the same stretch. It’s not exactly a “drive‑through‑for‑the‑weekend” kind of vibe. If you’re not comfortable sharing lanes with a convoy of trucks, it might be worth considering a later departure or an alternate route.
Potential Quirks for the Older Drivers
- Shared road with heavy vehicles
- Rush‑hour congestion that could linger into the afternoon
- Limited accessibility for pedestrians or slower vehicles during peak periods
Second Impressions: Character at its Finest
Now, let’s get to what actually makes this estate tick: the sheer character of its streets. Remember when I talked about loving landed homes? You’re basically struck by how much personality these streets hold—more so than any condo I’ve navigated so far. Every corner feels like a fresh invitation to personalize; no cookie‑cutter constraints, just raw, creative potential awaiting your touch.
Why I’m

Let’s Keep the Adventure Rolling!
It’s time to power through the remainder of this incredible tour. Here’s why you’ll love the journey ahead:
- More breathtaking sights than you can count.
- Unexpected surprises that’ll make you grin.
- Things that will keep your curiosity in high gear.
What’s Next?
Think of it as a road trip playlist that’s built just for you—every stop is a new episode in this story. So buckle up, throw some music on, and let’s continue the tour with gusto!
<img alt="" data-caption="A few metres down from those colourful statues are these street signs. Since they're affixed onto the railing, I'm guessing they were put up by the government? I can't really understand their point though…

Exploring Jalan Chempaka Kuning: From Luxe to Lease Crunch
Ever wondered what a street looks like that swings from $700,000 up to a jaw‑dropping $10 million in house prices? Welcome to Jalan Chempaka Kuning, a slice of Singapore where the property market feels like a rollercoaster.
Price Play & Lease Life
These numbers aren’t just digits – they’re a story about 70‑year leases that bleed down to 2034 for some homes, while others hold freehold status. If you’re looking at $320,000‑$590,000 sales in 2021‑2022, keep in mind that the lease clause can make a huge difference.
A Glimpse Through the Lens
Remember the Fuyong Estate look‑and‑feel? I was worried it might crumble once the lease ticks down. But Jalan Chempaka Kuning didn’t disappoint. No litter, no rogue rats, and definitely no eerie mini‑barricades that Geylang residents had to build. It’s a decent place, no worker dorms, no temples – just a straight‑up good street vibe.
What’s in the Neighborhood?
Nothing strange to see here. It’s a regular suburban feel. The street holds a mix of terrace and semi‑detached homes, all under the same 70‑year lease from 1964. No cult attractions or buzzing worker camps. Picture a calm neighborhood with a touch of urban charm.
Market Snapshot 2021‑2022
Here’s a quick rundown of the sold homes:
- 102 Jalan Chempaka Kuning (Terrace) – 70‑year lease, 2,631 sq ft, sold $590,000 on Aug 26 2022
- 30 Jalan Chempaka Kuning (Terrace) – 70‑year lease, 2,367 sq ft, sold $320,000 on Apr 22 2022
- 73 Jalan Chempaka Kuning (Semi‑detached) – 70‑year lease, 3,072 sq ft, sold $475,000 on Oct 6 2021
- 21 Jalan Chempaka Kuning (Semi‑detached) – 70‑year lease, 3,034 sq ft, sold $510,000 on Jul 7 2021
Remember folks, one price talks, but a photograph can speak a thousand emojis. Take a peek at the pictures I’ve attached and decide for yourself. The view is as clear as a sunny Singapore day.
<img alt="" data-caption="Jalan Chempaka Kuning is actually next to Bedok Shopping Complex and Simpang Bedok. This photo is taken standing at the through road from the market. (If you've not been to Simpang Bedok, it's really nice. Kinda like a yuppie, fancy hawker centre.)

What My Drive Through the Small‑House Row Looks Like
Picture this: a tight‑knit block of score‑small terrace houses, each snug as a bug, with a few cars tucked into the street like extra chew toys for the curb. The traffic isn’t as fierce as in the heavy‑hailed estates I’ve circled before. I suspect the culprit is a simple fact—Simpang Bedok was still a closed‑door mystery when I dropped by.
Why the Street Feels Mysteriously Light
- Smaller homes = tighter lots = fewer parking spots.
- Cars take turns parking next to the sidewalk.
- Less congestion because the neighborhood was a little quiet during my lunch break.
What Happens When the Market Gets a Buzz?
Now, tuck your ears in because this street is practically a tunnel, just a stone’s throw from the market. There’s a tiny, almost funny‑sized car park behind the stalls, so if everyone rushes in for the lunchtime frenzy, the street could turn into a stepping‑stone of cars!
Picture Yourself (and a Witty Car) Doing The Dance
Think of cars waltzing in, out, and sometimes even dying a double‑legged shuffle—a short stretch for all to glide might get a bit busier than a supermarket lining for a discount sale.
<img alt="" data-caption="Having said that, the driveways are quite long for some of the houses. It may even be possible to park two (small) cars here!
PHOTO: Stackedhomes” data-entity-type=”file” data-entity-uuid=”e2dea305-529d-4e0d-bc29-ba5a608dfe2f” src=”/sites/default/files/inline-images/260922_sh_Sh%20%2812%29.jpg”/><img alt="" data-caption="Some houses are on slightly elevated land and need to be accessed via a slope or stairs. The stairs could be rather inconvenient for the elderly (or if you have babies in prams.)

Springfield Cluster – Your Next Dream Home
Located just east of the charming photo in the previous post, Springfield is a compact cluster‑house development that hugs the Bedok Park Connector. With 111 units tucked into the layout, it offers a slice of suburban life that’s hard to beat.
Price Range
At the moment, homes on the market start at a cool $1.998 million and can climb up to around $2.45 million. The solid 99‑year lease that began in June 1995 gives buyers plenty of time to settle in before the property clock starts ticking.
Why the Lease Matters
- Long Lease: With a 99‑year term that dates back to 1995, Springfield boasts plenty of time on the value clock—an advantage over the leasehold homes that surround it.
- No Early Expiry: Your investment is secure for the foreseeable future, so you can focus on decorating rather than worrying about end‑of‑lease headaches.
Meet the Neighbor – Summer Gardens
Right next door, you’ll find Summer Gardens, another cluster house with the same 99‑year lease starting in June 1995. The highlight here is the public playground that sits just opposite the development—perfect for families who enjoy a good splash of outdoor fun.
Walking the Path to The Statue Houses
Drop down the yellow‑and‑black barrier that leads out of the previous photo’s scene. Cross the dead‑end lane and you’ll arrive at a quirky series of houses adorned with statues—those quirky, artistic pieces that kicked off this article. They’re a whimsical sight that adds a touch of character to the local streetscape.
Takeaway
Springfield and Summer Gardens offer a tempting mix of affordable prices, a long lease, and family‑friendly amenities—all nestled near Bedok Park Connector, where both strolls and sprays of greenery await!
<img alt="" data-caption="Another photo for you to enjoy how unique the area is.

There's Nyonya Taste, which has a 4.5 star rating and, according to the signage, does not use MSG, as well as Nuvo Bar which looks like a nice place to relax with a drink after work. Other non-eatery shops include a Montessori Kindergarten, a butchery, a sofa gallery and a vet.
PHOTO: Stackedhomes” data-entity-type=”file” data-entity-uuid=”f8f84be6-1536-462e-9f69-25e71fff0cfb” src=”/sites/default/files/inline-images/260922_sh_Sh%20%2818%29.jpg”/>
Playful Street Side
Flip a corner west of the shophouses and you’ll stumble onto a second splash‑bunny spot: the Jalan Pari Burong Playground. It’s the kind of place where kids run around looking like they’ve discovered the secret to instant superhero powers.
- Simpang Bedok Pet Playground – a fenced corner that’s perfect for four‑legged friends.
- Dog Run – the adjacent stretch where pups can chew the scenery.
All this fun is directionally a hop, skip, and a whole lot of laughter away from the street’s cramped shop terraces.

Back to Bedok Walk: A Fresh Look at Those Buildings
Picture this: you’re strolling back toward Bedok Walk, and the street’s not just a cluster of blank walls any more. Instead, it’s a showcase of styles that’ll make you pause and say, “Whoa, that’s pretty cool!”
Why the Buildings Are Worth a Second Glance
- Cozy Boutique Spaces – Think of tiny shops that look like they’re straight out of a vintage postcard, offering everything from local snacks to quirky handmade gifts.
- Chic Modern Facades – Sleek glass and steel installations that reflect the city’s vibe like a mirror. They’re perfect for an Instagram snapshot.
- Historical Charm – A few old-fashioned buildings that still flaunt their heritage, with ornate balconies and classic color palettes that tug at your nostalgic heart.
- Green Leafed Towers – Green roofs and vertical gardens that breathe life into the skyline, reminding everyone it’s not all concrete and steel.
A Quick Tip
If you’re walking back toward Bedok Walk, pause at each corner. Those buildings are more than bricks and mortar—they’re a living gallery of community spirit, creativity, and a pinch of humor.
So next time you’re on a mission to revisit Bedok Walk, take a moment to appreciate the building vibes—after all, every structure is a story waiting to shout out to you, just like a friend waving from across the street. Enjoy the walk, and let the buildings keep you smiling!

Strolling Through the City
Picture this: You’re ambling past the bustling East Village—cottage‑style cafes, street art, and the kind of vibe that makes you want to write a whole novel about it—when you spot Bedok Walk just off to your right. It’s like the city’s own little “aha!” moment.
Why Bedok Walk Is Worth the Detour
- Walk‑friendly streets that feel a mile away from the buzz of downtown
- Hidden cafés that serve the best latte in town (if you’re lucky)
- A shady corner to drop a quick game of chess with a locals enthusiast
So, next time you’re in East Village, grab your walking shoes, keep an eye on the right, and let Bedok Walk sweep you off your feet—who knows what surprises await in those little cobblestone alleys?

Temple Visit: A Quick Snap of Reality
Picture this: I spotted the Temple, and…
- First off, I went “uh oh” because the street is a pretty tight spot.
- Then I worried about the traffic—could it get noisy?
- Parking? Yeah, that was on the table, especially when the temple’s in full swing.
On the bright side, there’s a friendly little sign right outside the temple that says: “Please don’t block the way with your car!” So, no parking frenzy, just a nicely kept lane.
<img alt="" data-caption="This is what the parking situation at Bedok Walk looked like when I visited.
PHOTO: Stackedhomes” data-entity-type=”file” data-entity-uuid=”a7991763-581c-411b-ac6c-ba40c2bba8aa” src=”/sites/default/files/inline-images/260922_sh_Sh%20%2834%29.jpg”/>
Parking On The Street That Never Sleeps – Even When the Temple’s Silent
Man, getting through the lanes was a breeze. Picture it: it was around seven‑ish, the city was still falling asleep, and the temple? It hadn’t yet rolled out its services. So you could drive through and hand‑pick a spot with less than a hundred cars looking to scratch that parking itch.
What It Feels Like When the Bells Ring
What if you’re eyeing that same street and thinking, “Could this be my future address?” The good news is that you can carry out a testimony before you sign any contracts. My advice? Go back a couple of times, watch the deity ceremony unfold, and gauge how the vibe changes.
- Morning calm – 7 AM, light traffic, drive feels like a stroll.
- Mid‑day bustle – noon, cars start piling up, a touch of the temple’s aura.
- Evening prayers – the evening service brings a crowd and, feel free, a little buzz.
Why a Re‑visit Helps
Seeing the street in its full, lively rhythm will tell you whether you’re comfortable with the noise, the foot traffic and the holy rhythm around you. If you’re dreaming of quiet afternoons three houses down, you’ll know upfront whether the temple’s service might upset your peace.
Bottom line: time is the best test. Lay down the clock, step out, and let the temple’s music guide your decision!
<img alt="" data-caption="The houses here are on the larger side though, so there's probably ample space to park in the property. (However, you may have difficulty leaving or entering your property if there are too many cars on Bedok Walk!)
PHOTO: Stackedhomes” data-entity-type=”file” data-entity-uuid=”3f57c387-4ef6-409f-b0dc-9f031405fb31″ src=”/sites/default/files/inline-images/260922_sh_Sh%20%2835%29.jpg”/><img alt="" data-caption="There are only a few detached houses. Most are terrace houses, but even those are larger than average (definitely larger than the typical terrace house at Jalan Chempaka Kuning.) Looking down Bedok Walk, with the temple behind me, there is the MRT line in the distance. If you squint, you can see it above, as well as some high-rise buildings.

Bedok Walk: A Symphony of Noise
Honestly, if you think Bedok Walk is quiet at 7 am, you’re in for a surprise. Imagine the MRT trains whistling through the tunnels, the clang of construction bits, and a constant low buzz that feels like your phone’s background music turned up forever. Noise‑sensitive folks, buckle up.
Why the chatter sticks around
- Early‑morning MRT rumblings that echo like a distant drum.
- Construction crew shouting and beating metal—total soundtrack.
- Background hum that never quite fades out.
It’s so loud, you might want to visit several times before you lock down on a decision—just to make sure you’re not making a “loud move” by mistake.
Contrast with Simpang Bedok
By comparison, the houses around Simpang Bedok were a breath of fresh air—literally quieter. I checked it out on a Tuesday morning, when most markets are closed, so it might be a bit of an under‑the‑rug reading. Still, it’s a good glimpse into a more serene neighborhood vibe.
Bottom line: If silence is on your wishlist, check out Simpang Bedok before you commit to the noisy walk that’s apparently shouting at dawn!
<img alt="" data-caption="As mentioned the houses here are on a larger scale so, even for the terrace houses, it may be possible to park two cars!

Why This Neighborhood Makes My Heart Skip a Beat
Every time I stroll down this street, I’m greeted by the sweet scent of fresh blooms and the unmistakable knack of homeowners who treat plants as if they’re right‑behind‑their‑own‑business‑pets.
Where the Green Fingers Fly
- Beyond the Backyard — These folks aren’t just fussing over their private gardens; they’re turning the area outside their walls into a botanical runway.
- Hidden Gems — Look to the left or right of the photo and you’ll spot a patch of greenery right behind those serene green street railings.
- Garden Everywhere — From tucked‑away flower beds to the whisper‑quiet charms behind the houses, it’s a little garden mosaic spanning the whole neighborhood.
It’s like the community has decided: why keep nature to the inside when we can splash a bit of verdant fun all around? I’ve got to say, seeing a little seed sprout outside the ordinary house boundary has become my personal “smooth‑senna moment” of the day.
<img alt="" data-caption="There's also lots of room to maximise the plot ratio as this re-built house shows! Bedok Walk leads onto Upper Bedok Road.

Upper Bedok Road: The Looser Lean Toward Calm
So, if you’ve heard rumors that Upper Bedok Road sits a smidge below Bedok Walk, you’re onto something! That one brick‑lower shift can be a game‑changer—
- Wind … turns into a gentle whisper rather than a full‑blown gales.
- Walking feels like a stroll on a calm lake, not a leaky bridge adventure.
- All the while you still get a scenic view of that iconic Bedok skyline.
Bottom line: Less windy = More relaxed. Perfect for those who scream off the pavement during storms but still want to crunch the scene it offers.
<img alt="" data-caption="Here's an example of the kind of houses you can find on Upper Bedok Road. They're quite an assorted lot though, some have really long driveways that look like they can park five to six cars, whilst others are larger detached homes. However, what they have in common is that almost all are in more of a vintage style.

What’s on Bedok Road?
While strolling down Bedok Road you’ll bump into Jeet’s Little Learners School for Early Years Development – a charming spot that’s perfect for the little ones.
Next up: the Shell station for a quick fuel stop.
- Heads up: it’s tucked right after you take the turn into Bedok Walk (if you’re driving from town).
- So, you’ll need a small detour to fill up before heading back home.
<img alt="" data-caption="On this side of Bedok Road is the row of shophouses I had mentioned (at the entrance to Bedok Walk.) There is a 24-hour restaurant, a Mamak mini-mart (not open when I was there), a reflexology centre, Pet Lovers centre, 7-11 and more. There's also a bus-stop right by the shophouses.
